<p>The site is located to the west of Hastings in the St Leonards and sits behind the crest of a south-facing cliff, which meant consideration to appropriate design solutions.</p>
<p>Milestone Project Consultancy were employed from the projects initial inception and with overall responsibility of the end to end Develop Management of the scheme, which includes negotiation, appointment and management of the design and wider team, in order to enable a target start on site early 2016.</p>

<p>Milestone Project Consultancy were appointed immediately following site acquisition with the responsibility of appointing, managing and directing a wider technical &amp; design team in order work towards a planning application in late 2015.</p>
<p>The development site is located in an area of national historical and heritage interest, which means the required input and liaison with various conservation groups and consultants to help inform the design, and associated interface with the design team.</p>
<p>The site is currently occupied by numerous warehouse style buildings which function as the Art &amp; Design studios for Canterbury Christ Church University, which will eventually be demolished pending vacant possession, and as part of an enabling works package ahead of main contractor appointment.</p>

<p><strong>Description:</strong></p>
<p><strong>Proposed redevelopment of the former Slatters Hotel located in Canterbury City Centre, in order to deliver a 131 bedroom Hilton Hotel, separate roof-top destination restaurant and ground floor retail space.</strong></p>
<p>The site is located in an area of national archaeological and historical interest, with part of the existing buildings on site being Grade 2 listed, which are proposed to be repaired and refurbished to create the new ground-floor entrance to the hotel and roof-top restaurant.</p>
<p>Milestone Project Consultancy is responsible for the management and coordination of the project from its initial inception and through to planning, which was successfully obtained in August 2015, with a subsequent target start on site by the end of 2015.</p>
<p>Given the complexity and abnormal considerations on the project, numerous specialist consultants had to be appointed and managed, alongside close interface with statutory authorities and consultees, including English Heritage.</p>
<p>Interface and liaison with Hilton was also required in order to ensure the design adhered to their strict brand standards, and operational compliance.</p>
<p>The rooftop restaurant is also intended to provide a fine dining and events space for approximately 80-100 covers, plus private dining space, which we hope in itself, will become a destination venue for Canterbury.</p>

<p><strong>Milestone Project Consultancy were appointed during the pre-planning phase of this project  to assist in the due-diligence and feasibility analysis of the proposed refurbishment and alteration of this existing 11 storey building, with a view to deliver a mixed use 454 bed student accommodation and retail project in Leicester.</strong></p>
<p>Formerly the site of the Leicester International Hotel and prior to that, a former shoe depositary/factory, the building is an important landmark located in the cultural quarter of Leicester City Centre.  Given the buildings prominence there was very close liaison and collaboration with Leicester City Council and their planning &amp; regeneration team, in order to discuss the design and potential end use of the building as options evolved.</p>
<p>Milestone Project Consultancy were overall responsible for leading and coordinating these discussions and acting as the principle interface between the Council, the wider design team and Client.</p>

<p>Milestone Project Consultancy were employed to act as Development Managers from the site acquisition stage, and are responsible for appointing the technical team, monitoring and reviewing costs &amp; design, as well as to ensure overall adherence to client and statutory requirements.</p>
<p>Design development is currently ongoing with a target planning application early Q4 2015 and anticipated start on site early 2016, to enable student intake 2017.</p>

<p><strong>A development of approximately 125, 000 square feet of A1 and A3 use space, including a 55,000 square foot Morrisons food-store and petrol filling station, KFC drive-thru restaurant and other end users including Iceland, B&amp;M, Sports Direct and Poundland. </strong></p>
<p>The scheme was constructed on a site which forms part of a strategic regional master-plan led by SEEDA (now the HCA), on land which had inherent challenges of ecology, environmental, flood-risk and civil engineering.</p>
<p>The scheme was constructed to a developers shell specification as 2 phases, with Phase 1 completed in mid-2013 and Phase 2 completed in late 2014 and designed to achieve a BREEAM Very Good rating alongside a 10% energy renewables requirement.</p>
<p>Milestone Project Consultancy are were appointed as Employers Agent  and worked in collaboration with the respective tenants teams and developer, in order to agree required specifications and to ensure strict end user compliance, as well as overall project costs &amp; programme.</p>

<p>Milestone Project Consultancy were appointed just after planning was granted, in order to procure the wider design team and contractor, and ultimately deliver the scheme to through to handover.</p>
<p>Built within the grounds of the adjacent Marlowe Academy, the project had to be managed with consideration to the day to day activities of students &amp; staff, along with the tenants of the existing part of the innovation centre, who remained incumbent during the whole development.</p>
<p>Part funded by The Coastal Communities Fund (Big Lottery) and The Roger De Haan Charitable Trust, the project had to comply with and demonstrate clear processes and procedures for strict auditing and regulatory requirements.</p>
<p>The project was completed within budget and ahead of programme in early May 2014, with the first tenants moving in soon thereafter.</p>

<p>The contemporary design of the scheme also had to conform to industry regulations and guidelines as well as capturing the lesson learnt from the clients other operational care homes, which was reflected and coordinated as part of the overall Employers Requirements.</p>
<p>The project was procured as a single stage Design &amp; Build contract, with some agreed work packages developed to a greater detail, in order to provide cost and quality certainty that the client desired.</p>
<p>Milestone Project Consultancy were involved from the early initial site acquisition stage, providing preliminary due-diligence and development feasibility analysis, and then subsequently retained through to delivery.</p>
<p>Planning was granted in early May 2014 to enable works to commence on site in March 2015, with a target Practical Completion date of June 2016.</p>

<p>The scheme is to be constructed on a prominent 2.3 acre site located just outside of the city walls of Canterbury, on land formerly occupied by a Peugeot garage and with the inherent challenges of archaeology, contamination, access, RoL and statutory easements.<br />
Milestone were appointed at the very inception of the project in order to help employ the wider professional team, develop the client brief, carry out site due-diligence and feasibility analysis and drive the project forward towards a target planning application in late 2014. Our role will then continue through to tender and subsequent construction of the scheme to completion.</p>

<p>Originally built in 1822 as summer accommodation for the Commanding Officer of the Royal Engineers based at Shorncliffe Barracks above Sandgate, the proposed works have had to be designed and undertaken with the constraints of listed building consent.</p>
<p>Working alongside an architect and interior designer, Milestone Project Consultancy have been appointed as Employers Agent and Project Managers to oversee the proposed works, right from the initial design stages through to final delivery to the client.</p>
